Go and look before you book”
Show up and look at the property before booking online so you know what you are getting. Location on beach is good but so many other nearby resorts are same price and are tidier. Place lacks “cute factor”. Staff needs to get off phone, smile more and take pride in resort. From beach it looks dark and abandoned. With a little effort it could be much better.

First of all this is not a resort but average guesthouse. There is no service or reception after 5pm, the stuff do not speak almost any English. They do not clean your rooms unless you tell them, they do not dispose rubish from toillet bin or clean ashtray if they see its full. The internet is only in front in the common area but after 5pm when they leave, they take away the tables and chairs so we sit on the floor, if you need to check emails. Then the accomodation, we booked the 2nd floor bungalow, the photos do not much the reality, they made them at last 6 years ago, the bungalow is dirty, dark and smelly, especially the bathroom area downstairs where is no fan or ventilation. They do not take care or maintenance the bungalow, so its kind of used now. There are cracks in the walls so million of moskytos and bugs in the house. The handle from door fell down, I showed to the stuff but they never came to fix it. The garden view is rather backyard fence view or back of other resort toillets view. If they sell it for reasonable price I say no word but we paid 80 Euro per night for filthy bungalow without any service. Then I saw selling the same bungalow for same dates for much cheaper price on a different booking portal. Rip off, be careful before booking it, as much as Agoda tried to help, the owner thinks everything is fine, I asked him through Agoda to meet me, but he didnt. Very disappointing for 390 EURO payment. Avoid!!!

Horrendous experience. We ended up paying extra to leave the shack. Everything was a disaster.”
Absolutely disgusting place to stay. We paid over 2000 baht a night and ended up in a disgusting shack. Everything was unfinished and filthy. We were not the only people who felt this, while we were there two other independent couples/families left the island early because of the accomodation conditions. Our fan was broken, there were holes all over the wall, there was pooh on the bathroom wall, blood on our sheets, the curtain was broken and hanging off the wall, the door didnt lock properly, nothing was joined properly so the walls, windows and doors all had massive gaps allowing any creature to come in. Subsequently we are covered in mosquito bites despite not having any after being in Thailand for 7 weeks already. There were cockroaches all over our walls, worms and ants all over our floor....The list goes on. The place is an absolute disaster. They do not clean your room unless you ask them. A superb resort on Koh Lipe!”
Kaixolipe is in my opinion one of a kind on Koh Lipe. Located right on the beautiful Sunrise Beach, the resort maintains a local and cozy character. Staff is super friendly, helpful and attentive. There are only four characteristic bungalows. My favorite: There is a lounge area with hammocks and long chairs - and sea view. Kaixolipe is not a mass tourism resort but a feel-good laid-back place where you will definitely feel very welcome. The 2 floor bungalows are comfortable with a terrace, a balcony and a large bed. The bedroom is upstairs and the stairs are quite steep, but it wasn't a problem for us. Definitely a recommendation!

New and lovely addition to the dream island Lipe”
Kaixolipe is a hotel with only 3 chalets on the better beach side of Koh Lipe, namely "Sunrise beach". David is the owner and manager of the sweet and lovely place. Kaixolipe ( used to be a restaurant and David is a spanish chef, ask him for original Paella. It is unique and decorated with taste, sculptures and pictures all over the place. Special treatment guaranteed. Our favorite spot was at the water side terrace with those fantastic Salvatore Dali beach mat. In short: Bathroom perfect, bed comfortable, chalets are cute and high quality, positive karma, relaxed environment, mosquitos are hungry, personalized service, free internet

Exactly what we were looking for”
We were existed to discover Koh Lipe as we heard about the beauty of the Island. We didn't expect to have such a good surprise in booking with KaixoLipe. It is exactly what we wanted. The scenery offered is amazing, well situated on sunrise beach, we had the best breakfeast ever.I definitely recommend the pamplona pancake, special from de chef. The personnel is so welcoming that we decided to come back very soon. the atmosphere is relaxing and peaceful. David and Tu will do anything possible to make your stay an superb one. We surely recommend Kaixolipe.

Utterly relaxing and serene”
I was supposed to be going to Lipe for one week but after a couple of nights at Kaixolipe Resort I booked my self another nine days, it was just such a relaxing environment. Ideal for anybody wanting some quiet relaxation and solitude. It's ideally placed right on sunrise beach, and well situated amongst other resorts for beach restaurants. It's a five minute walk from walking street, but this is not a hinderance as it's a nice walk and makes you appreciate the quiet of the resort all the more. I can't wait to go back again for my next holiday.

THE BEST HOTEL AND CHEAPEST OF SUNRISE BEACH”
It's the second time I'm in Kaixolipe. koh lipe is a very expensive island, it is not easy to find good prices if you want to be on the beach, this hotel has the best location, since it is on the most beautiful beach on the island, and they have some of the best prices, it has several types of bungalows, are wooden and very beautiful, are very well decorated, all rooms have a nice and large terrace, and then on the beach you have beautiful Balinese houses, where you can be in front of the sea, are only for customers .All this very clean nice bathrooms with hot water, the people who take it are very nice and always help you for everything. I recommend this hotel, it is the best of the island even very good price and in the best beach on the island

Enchanting, relaxing place”
Kaixolipe is a paradisic, intimate, little resort providing all access for a relaxing, freedomly stay. We stayed at the 2floor Bungalows, which are made up loveable and thoughtful. 1st floor is a bathroom from where you reach 2nd floor with a bed and a terrace over steep wooden Stairs. Each balcony has prepared beds. Each Bungalow has it's own name and theme. Like ours was Nepal, so everywhere are nepalese pictures, as all over the resort you find decent pictures, from the voyages of the owners. The owners are very friendly and helpful, I can only disagree what I have read in other reviews. They always smiled and made efforts to help when asked. I was touched by every small detail, from Bungalow, to private beach beds, the beautiful beach and sea itself. The place is clean and considering the effort to keep beach bungalows neat, I was impressed. As it is a small resort, about 5 Bungalows, they don't serve food- but behind back of Kaixolipe you find the best restaurant of the hole island named ThaiThai, don't miss to eat fresh fish there at night! It is a calm, enchanting, magic place- brought up thoughtful and taken care of decent by it's owners. If you are looking for freedom to be, you might find it there. A big Thanks for a wonderful stay! Pleasant Perch on Lipe's Sunrise Beach”
We stayed in the premium suite above the check-in counter. Absolutely worth the extra money since we had a nice ocean view from a private deck where we watched the sunrise and were served a good breakfast. The room itself has a unique decorum and the shower and toilet are outside, which was a new experience for me. The lady at the counter was exceedingly friendly and helpful. She took care of all our needs. The man didn't really do much, but he seemed nice enough. The hotel is a little hard to find as it is small and squeezed between two other resorts. If you have a map of Sunrise Beach, the hotel should be on there (toward the south end) but marked as a restaurant. The beach is directly in front of the hotel; unfortunately, this part of Sunrise is not the best. The water is littered with long-tail boats. Walk a few minutes north to enjoy the nicer areas. Also, as some mentioned before, the bar next door plays music until 1 or 2 am. It wasn't too bad for us since the wind was very high that night, but for light sleepers it could bother you. Lastly, the hotel is overpriced but not too ridiculous. The other resorts probably offer more for a little more. I couldn't tell you. I would, however, stay in the premium room again and recommend it to my friends. If you're on the cheap and don't mind a little inconvenience (and discomfort), Adang is just across the sea - a 100-baht/8-minute boat ride. Rent a tent and save heaps staying on the other island. The only problem with this plan is a boat back to Lipe can be unpredictable and you might end up waiting for an hour or more. We were lucky and got a boat within minutes. I also wanted to address some of the comments about Lipe's cleanliness. From what I read I'd been expecting a floating garbage heap. Turns out these were total exaggerations. Yeah, Lipe isn't the cleanest island you'll come across in Thailand, but it was quite lovely and fun. Don't let those negative reviews stop you from going.

kaixolipe is located in the most beautiful beach and quiet of the island, sunrise beach the hotel is perfect, the bungalows are beautiful wooden 2 levels, downstairs is the incredible bathroom bathroom very clean and very modern, very comfortable big bed and a terrace overlooking the sea. there are many details that make this hotel an elegant place, the bungalows are equipped with goggles beach shovels and various games many plants and garden very nice and very well kept the internet works very well in rooms all day. the owners are very friendly and sympathetic. the best juice of the island very good hotel, clean, elegant,different

On this paradise island, there is a big choice of hotels, but we were happy to choose this one with very cozy two storey bungalows. Kaixolipe resort apparently run by a European guy is located just in front of the Sunrise beach, and not very far from the Walking Street.

Relaxed place directly on the beach”
1st of all: everything is more expensive on Ko Lipe as elsewhere in Thailand. And so is Kaixolipe. I stayed in a beachview room and the view is for what you pay more. I enjoyed my stay as it is what I expected. You need to know it's a fan room, no aircon. Also it's sunrise beach and the sun is rising in your face. If the sun doesn't wake you up it's the hundreds of longtail boats when they're starting the day. So get used to early mornings.

We really loved our stay in kaixolipe, lovely wood bungalows with creative designs, perfect location with direct access on sunrise beach, white sand and clear water just 10 minutes walk to "walking street", and wonderful welcoming and friendly staff.

A relaxing and serene experience. ”
I was initially planning to stay for 1 week, but after a few days into my stay I decided to book an extra ten days as well, this is in a large part due to Kaixolipe Resort. The room was very comfortable, the staff were very friendly, and it was not five steps from the ocean, what more could you want?

Small, but lovely resort”
We stayed at Kaixolipe for 4 nights in Jan. 2012. At the time the place were only 3-4 weeks old, so there were still settling in, but none the less, it had a very good relaxed vibe about it. The bungalows are clean and nice with a bathroom on the ground floor and a bedroom and balcony on the top floor - this is pretty neat, as it allows you to wash off sand before entering the bedroom. The bungalows is located on the quiet Sunrise Beach - it is a truly nice beach, however, the sand is a bit better on Pattaya Beach (which is also a lot louder in the evening). The restaurant is very small, but adequate for breakfast - Trying the Paella one night is highly recommendable! Quite possibly the best we have ever tried!

It was greatful. The resort is located just on the sand of the Sunrise Beach of Ko Lipe. The views from the resort are incredibles. Treatment from owners was very kind. Wonderful bungalows, very clean, with big bathroom. Highly recommended!!
