What stood out the most was the bargain and location. With a very good authentic Italian restaurant next to it called Flavours. AM mall also very close. The best hotel closest to SM Mall, Bus terminal, and Mother Set on Hospital. Also a spa on the side. The traffic is not bad conspired to many other places around the city

Very Small Rooms”
Rooms were very cheap and clean. Very near the main bus station and SM City Mall. Walking distance to the City Center. The room was very clean, but oh so small and with a tiny window looking at another room. Absolutely no place to put your bags or unpack at all. I'd probably deal with a bit more grime to have a bit of breathing room in another hotel. On the plus side, hotel staff were friendly and helpful.

Great location next to bus station, SM mall, hospital and a short tri-cycle ride to city centre and to LCC Jeepney and Air-Con bus terminal. My room 303, Regency 2, good size, double and single beds. Room has no central lighting which makes it feel dark, although a closed shut tight window lets in light but no fresh air. Shower good but bath leaks at the end and can flood the bathroom, which doesn't drain well. Toilet seat loose. No housekeeping during my 17 day stay so I asked for and got clean sheets and towels on request and was not charged extra. Staff are great and friendly and helpful. They all understand English and speak it as and when they wish to. This is my second extended stay here and I'd stay again. Need to choose your room carefully and remember that Regency 2 is better than Deluxe. Overall 8/10.

It was great for the price”
Again, it was very good for the price. The room was small and the bathroom was a combined sink/toilet/shower stall, but was clean. You won't find a clock in the room; you would have to bring your own. They have a dining area in the lobby. The food is not free, but is quite good and affordable.

We had an early check in and that worked well. The shower had warm water and the staff were over friendly (too much if you ask me, as in you get free food if they don't bow when you enter the room). However, the room smelt pungently, there were no windows and the walls were so thin that one could hear any of the maintenance work going on even in the early hours. After the first night the phone rang after 7am and the receptionist informed us that we had 20min to check out. Thing is we had booked for two nights.. so if your staying longer than a few hours, I would recommed amy other place.. was far too extensive for what you get.

Took us 30-45 mins before they gave us a room... Got a room with noisy air-con and requested for a room transfer. No problem with them and gave us a lot better room (faster time than check in).

It was just ok. Their claim to prompt room service "within ten minutes or it's free" is a myth. Twice i ordered breakfast and it arrived after half an hour and i paid full price just the same. They should just put away their posters making false claims.

Staff are great. But rooms are tiny. I booked deluxe room but measured maybe 10x10. Window measured maybe 2x1. Mattress was the worst quality I ever slept on. I actually ended up sleeping on the floor. Dreadful. Stayed 3 nights room serviced once and I had to request that. Food is fine and quick. Advertises free international calls while you stay. It does not work tried for 3 days. Overall one night in and out if your stuck it might do. Personally I'll never be back but not because of staff they are great, but the business model and standard is rubbish.

The clueless staff did not know how to handle a reservation from Agoda. I guess 100 % of their customers are hourly stays. My checkout was at noon yet they called my room at 130am to see if I'm ready to check out. No apologies. They overcharged me for breakfast. On my last day the shower spewed dirty black water and I was not able to take a shower. They never cleaned my room until the last full day. Terrible place and clueless staff. Definitely will not return.
